In 2015, Warren Private acquired a 0.3 acre commercial development site in conjunction with our Irish development partner Greenleaf Group. Located just 250m from St Stephen’s Green, the site is in a high profile location on South Great George’s Street, one of Dublin City’s most prominent addresses.
The site was acquired with two planning permissions, one for a 56k sq ft office scheme and another for a 35k sq ft retail scheme. Neither of the permitted schemes represented the optimal use for the site.
Subsequent to acquiring the site, we successfully obtained planning permission for a 56k sq ft commercial scheme which involves the retention of the façade of the existing building and the construction of 97 bedroom hotel and four ground floor retail units.
Practical completion of the property was reached in August 2021.
Premier Inn, one of Europe’s best known hotel brands, is the scheme’s anchor tenant and the hotel opened to the public in October 2021.
