Usher Street and Usher’s Quay, Dublin 8

In 2019, Warren Private acquired a 0.14 acre commercial development site in conjunction with our Irish development partner Greenleaf Group. Located in a prominent location on Dublin’s south quays, the site comprises a low rise office building and a number of derelict houses.

The site was acquired with planning for 28 apartments, which was considered a suboptimal use for the site. Subsequent to acquiring the site, we applied for a 40k sq ft commercial scheme which will involve the demolition of the existing buildings and the construction of a 100 bedroom hotel over seven to eight storeys above basement.

An Bord Pleanála granted planning permission for the scheme in April 2021.
